We check the property fits our criteria, then confirm the term (2–5 years), rent and any pre-move-in work upfront.

Safety checks completed before anyone moves in.

Handover & first payment

We take on the property as tenant. Rent starts, and regular inspections begin immediately.

First 90 days

A settling-in period. Any snagging from handover is resolved directly with you.

Day 91 onward

We take on most of the maintenance. Repairs £50 or less are covered directly by us; for correctly-qualified contractor work, you cover the cost while we arrange and manage the majority of repairs.

Common questions from landlords

What's the actual difference between Leased and Managed?+
With Leased, we become the tenant and pay you a fixed rent regardless of who lives there or whether it's occupied. After a 90-day settling-in period, we take on most of the maintenance, though you still cover the cost of correctly-qualified contractor work (we keep you compliant with EICR, EPC & Gas Safety regulations). With Managed, you're still the landlord and take on the usual tenancy risk, but we handle everything day to day for an agreed set management fee.
How long is the lease, if I go with Leased?+
Between 2 and 5 years, agreed upfront as part of your proposal.
Who actually lives in the property?+
Under Leased, residents are matched by specialist housing and support partners. We're responsible for the property, they're responsible for the support side, kept separate. Let For Good is not a support or care provider ourselves. Under Managed, you retain the tenancy and we manage whoever is placed, following the same standards.
How are repairs and inspections handled?+
We inspect regularly under either option. The first 90 days is a settling-in period. Any snagging from handover is resolved directly with you. From day 91, we take on most of the maintenance. What condition does my property need to be in?+
We only take on properties with an EPC rating of C or above. Beyond that, we assess the property during the initial visit and tell you upfront if any further work is needed to meet safety standards before move-in, under either option.
